Where coastal roofs actually leak
In a typical year the repair calls around Wilmington break down roughly the same way. A third are flashing at chimneys, sidewalls and skylights. A quarter are cracked rubber pipe boots that split after years in the sun and salt. The rest are wind lifted shingles, exposed nail heads and blocked valleys after a heavy rain.
A hole punched straight through an open section of shingle is rare. That matters because the wet spot on a ceiling is often several feet downhill from where the water actually got in. Water runs along the underlayment and the rafters before it shows up inside the house, so chasing the visible stain instead of the entry point wastes a repair visit.
Tracking a leak to its source
Diagnosis starts in the attic rather than on the roof itself. Water stains on the underside of the deck, rusted nail tips and daylight through a gap tell the story faster than the shingle surface does. Then the roof gets walked, with attention to every penetration uphill of the stain.
Where the source is not obvious, a hose test isolates it. Water is run on one section at a time, lowest first, while someone watches inside. It takes half an hour and prevents the common mistake of replacing a chimney flashing when the real problem was a boot several feet away.
The repairs themselves
Pipe boots get replaced with new flashing, not caulked over. Step and counter flashing at chimneys is cut and installed new rather than reused, because reused flashing under new shingle is the most common cause of a repeat leak the following summer. Lifted shingles are resealed if the strip below is intact and replaced if the shingle has creased.
Wherever the roof is young enough that the original product line is still available, the replacement piece is matched to it by manufacturer and color. On an older roof carrying a discontinued shingle, the closest match on the market is shown to the homeowner first, before anything gets installed.
When a repair stops making sense
A rough rule applies. If the repair would cost more than a fifth of a full replacement and the roof has under five years of life left, replacement is the better use of the money. That judgment gets written into the repair note so the homeowner can decide with real numbers rather than a guess.
